Multi-Residential and Condominium Energy Audits

The buyer here is usually a condominium board or an asset manager, and the decision is usually a reserve fund study with a number in it that nobody can defend. Of thirteen Canadian competitors we reviewed, exactly one names condominium boards as a client. The sector's technical problems are specific, and so are its funding routes.

What drives consumption in a MURB

  • Make-up air units and corridor pressurization. Frequently the largest single gas load in the building, running continuously, and frequently running against a setpoint nobody has reviewed in a decade.
  • Domestic hot water. Recirculation losses, storage losses and oversized plant. In many buildings the second-largest load and the least examined.
  • Suite-level heating and cooling — fan coils, heat pumps or electric baseboard — where the resident controls the setpoint and the corporation pays the bill.
  • Common-area lighting and garage ventilation, both of which run far more hours than anything else and respond well to controls.
  • Envelope and balcony thermal bridging, particularly in towers from the 1960s to the 1980s.

Writing for a board, not an engineer

A condominium board votes. That means the deliverable has to survive a room of owners who are not engineers, in one meeting, with a treasurer who will ask what happens to fees. We write the executive summary and the measure table for that room: capital required, payback before and after incentive, impact on the reserve fund contribution, and what happens if the decision is deferred a year. The engineering stays in the body for whoever wants it.

The reserve fund connection

Most MURB energy decisions are really reserve fund decisions. Equipment is replaced when the study says it is due, in kind, because that is what the study assumed. The cheapest moment to improve a building's energy position is the replacement window that was already funded — and the most expensive mistake is replacing a boiler in kind two years before a performance standard arrives. We align the measure sequence to the replacement windows in your study rather than proposing a parallel programme nobody has money for.
